Aspen Road Homes

BCLT is proud to have pioneered one of the first partnerships between a CLT and Habitat for Humanity chapter in the United States. BCLT sold 530 and 534 Overlook and 345 Apsen Road to Habitat for Humanity Greater San Francisco (HGSF). They sold the two 3-bedroom homes on Overlook as TIC (Tenancy In Common) homeownership opportunities via lottery two qualified applicants in 2023. HGSF will sell the two 3-bedroom homes at 345 Aspen using the same process in 2024.

For both properties, BCLT and HGSF two 3-bedroom, 2-bathroom homes, constructed by Villa Homes. Both homes will have nine-foot ceilings and lots of windows, which makes them feel bright and airy, despite their compact sizes of 1200’ and 1000’. We are grateful to offer additional opportunities for affordable home ownership, in response to the strong demand for greater security and stability from the low and moderate-income families who want to be able to call Bolinas home for the long-term.

Updates on the Aspen Homeownership Lottery

BCLT sold the property to Habitat for Humanity Greater San Francisco (HGSF) to develop, and HGSF is currently following their established process to sell the two homes affordably to qualifying home buyers. The virtual lottery for the two homeownership opportunities on Aspen Road was held February 19, 2024. A total of 90 applications were received by Habitat for Humanity GSF for the two homeownership opportunities. The Homeownership Selection Committee at Habitat for Humanity GSF is still currently processing applications.

Once a household is deemed eligible, these households will be interviewed by the Homeownership Selection Committee, approved by the Board of Directors of HGSF, and sign a partnership agreement with HGSF. After signing the partnership agreement, households will begin the sweat equity portion of the homeownership process. This includes volunteering and participating in building their future homes, as well as learning more about the responsibilities of homeownership, such as understanding debt management and existing in an HOA or TIC, through financial literacy courses and homeownership workshops offered by HGSF.

Our partnership process

Habitat families spend no more than 30% of household income on housing and homebuyers put 0% down and pay 0% interest on their mortgage. This provides stability, security, and the chance to leave a legacy for the next generation.

BCLT was particularly excited to partner with Habitat GSF because of their commitment to equity, which they define as having a dual meaning: “the access to homeownership for families who have historically been excluded, and the wealth built through homeownership.” To advance this partnership, in 2022 BCLT sold the Overlook homes, land, and water meter to Habitat GSF once the “certificate of occupancy” was awarded by the County of Marin.

Habitat GSF then retained ownership of the land and water meter via a ground lease ( the traditional CLT model) and offered the homes as TIC (tenancy in common) homeownership opportunities to qualified applicants. BCLT engaged Villa Homes to manufacture and install the two modular homes on Overlook after rising materials and labor costs during the COVID-19 pandemic made it impossible to finance a traditional stick-built construction project. The two three-bedroom, two-bathroom homes have nine-foot ceilings and lots of windows, which makes them feel bright and airy, despite their compact sizes of 1200’ and 1000’.


Homeownership selection


Homeowners for the Overlook were selected by HGSF from the BCLT waitlist, in accordance with their standard lottery and vetting process. There was tremendous interest in this model of home ownership and the BCLT is sensitive to the disappointment that many people will surely feel upon learning that they have not been selected to purchase the Overlook homes.

Congratulations to Eleanor Bagley Suda and Dan Suda, along with Lynn Bagley Spalding and Andrew Spalding on moving in to their new longterm homes. Eleanor and Lynn Bagley, are sisters from a multi-generational Bolinas family. The fact that their families were selected to own these homes together was completely serendipitous. Special thank you to the HGSF team for all the incredible work to make this affordable homeownership opportunity a reality. From taking a chance on the BCLT and partnering with us as the first CLT in Habitat for Humanity history, to working directly with the families to make sure each need is met, we at the BCLT are incredibly grateful for our partners at HGSF.

Sweat Equity

Habitat GSF requires all potential buyers to complete sweat equity. For homeownership opportunities in Bolinas, HGSF requires 500 hours. Your sweat equity can be completed by having friends, families, and neighbors help. Sweat equity is not designed to be a barrier; we work with each family to ensure they finish their sweat equity in a safe and timely manner. Sweat equity also includes learning opportunities such as financial literacy courses and TIC workshops.
